Real Estate Tip #1 for 2017 - Commit to a Business Plan & Goals

It’s that time again – time to manifest your success for another outstanding year in Real Estate!  It all starts by writing your goals or desired outcomes, creating a written real estate business plan and updating or revising your business budget then measuring and tracking your results.

In our experience, we find that less than 20% of real estate professionals actually prepare written goals and a business plan.

Here’s your challenge… Are you ready, willing and able to join the success group (the less than 20%)?  Are you willing to do the opposite of what the masses usually do and achieve your desired outcomes?

If you are ready… start today by following these 3 Steps to Business Planning and Take Action!

Step 1 – Write your goals and desired outcomes.

  • Identify clear, concise, SMART goals and know your WHY for each of them.

Specific/Simple
Measurable/Meaningful to you
Attainable/As if Now/All areas of your life
Realistic/Responsible
Timeframe/Toward what you want

  • Write them down for all areas of your life (Personal, Financial, Business/Career, Relationships/Family, Spiritual)
  • Create Action Plans – break the goal down into steps and next actions.  Take action every day!
  • Measure and track your progress – you can’t improve what you don’t measure.
  • Celebrate your successes along the way – make any necessary course corrections.

Step 2 – Customize your written real estate business plan.

Conduct an Assessment and Review of the current or previous year. Start by analyzing your previous year’s business – this form will help you gather and calculate key factors for your specific business.  Review everything – from sources of business to average days on market and listing to sale ratios.  Before you launch into your plan for the coming year, it’s critical to review what worked last year and to know your basic numbers.

Now you are ready to create a new business action plan for the year.

  • Determine your total revenue goal
  • Know your average net commission per closing
  • Calculate the number of closed transactions to meet your income goal
  • Identify your target markets and sources of business
  • Build a personal and business budget for the year
  • Know the total prospects and presentation you will need to hit your goals
  • Create a marketing budget and calendar for the year

Step 3 – Measure and track your activities and results.

You can’t improve what you don’t measure.   An excellent tracking system will allow you to make necessary course corrections and adjustments as well as track your overall success.

SECRET to SUCCESS: Create Your Daily Action Plan and Just Do It!

Once you have your business plan in place, it is critical to review it and make necessary course corrections at least quarterly.  On a monthly basis, make sure to use a performance dashboard or a suitable tracking form to record your actual results and compare them to your plan or goal.

From the business plan you can create your daily, weekly, monthly ACTION PLAN.  This plan will outline the income-producing activities and other tasks you are committed to in order to achieve your desired outcomes.  Review and stick to your Action Plan DAILY!

A basic mantra or affirmation for your consideration and real estate success could simply be:

“I make one qualified appointment daily!”

Reach Your Peak in 2016 - Commit to 100 days of ONE Small Action

Theresa Leeds is a Realtor with Realty ONE Group in Henderson, NV who shared an inspirational story during a recent goals setting and business planning training I conducted.  She shares her inspiration behind the 100 days in the video.  She challenged her son who wants to be a DJ  to practice every day for 100 days and they would buy him the equipment he wanted.  

To support her son and lead by example, Theresa committed to at least 1 mile every day for the same 100 days.  As of the date of this video, she was on day 674.  Her positive habit has truly become a lifestyle now.

 

 

The key is to MAKE IT SMALL! Commit to ONE thing, One Action,  ONE positive habit that is obtainable each day for 100 days.

Here are some ideas: 

  • 10-15 minutes of walking 
  • 10 minutes of meditation 
  • 1 new contact added to your database
  • 1 conversation or phone call with a prospect, customer 
  • Write or journal for 10 minutes
  • Handout one business card and have one conversation about real estate
  • Exercise, yoga, stretching for 15 minutes

  • To clarify what it is you truly desire.  Writing down your goals forces you to select something specific and decide what you want and when you want to attain it.
  • To motivate and inspire you to take action. Writing your goals down is only the first step.  It is also important to review them regularly which supports you to take the next most important action toward your goal.
  • To help you overcome resistance. Every meaningful intention, dream, or goal encounters resistance. From the moment you set a goal, you will begin to feel it.  Resist the temptation to focus on that resistance and instead focus on what you want to accomplish.
  • To enable you to see—and celebrate—your success and progress.  Written goals are like mile-markers on a highway. They enable you to see how far you have come and how far you need to go. They also provide an opportunity for celebration when you attain them.

5 Keys to Creating Success in Your Life or Work

Here are five simple steps to follow that will positively impact your life and career, support any desired changes and move you toward achieving your outcomes.

T    Timeframe; Toward What You Want

2.   Take Action.  Be willing to do what it takes to accomplish your outcome.  Create a Success Action Plan that outlines the action steps to move you toward your desired outcome.   Be flexible.  The Law of Requisite Variety states that the person or system with the most flexibility of behavior will control the system.

3.   Measure & Track Your Results.  Be accountable!  You can’t improve what you don’t measure.  Identify the method for determining achievement of your goal/outcome and track your progress.  An excellent tracking system will allow you to make necessary course corrections and adjustments as well as gage your overall success.

4.   Be Open to Change.  Operate from a Physiology and Psychology of Excellence.  Be in control of your mindset(attitude).  Choose to be in a powerful, positive state.  Take Personal Responsibility for your actions. Be on the Cause side of the Equation –not the Effect side.  Be aware of your constitution, health and physical well-being.  Ingest healthy, nutritious foods that uplift you and give you energy.

5.  Ask for Help!  Find someone – a mentor, coach, consultant, expert, professional – to assist you in reaching your desired outcome.  The right person can offer a third party perspective; provide necessary guidance, accountability and expertise.  Find an accountability partner or form a mastermind group to support each others goals and commitments.

Remember:   

  • “Perception is Projection”    
  • “To Think is to Create” and "Thoughts are things"
  • "Whatever the mind can conceive and believe, it can achieve."

Ask yourself this question often:   “What am I focusing on right now?”   “Am I focusing on what I want or what I don’t want?”

To maintain consistent results:

  • Choose the “cause” side of the equation - be the victor not the victim - take personal responsibility for your actions
  • Focus on what you want (not on what you don't want)
  • Take appropriate action toward your desired outcome

To enjoy lasting change and success... all you need is the....

  • Desire to change 

  • Decision to take action 

  • Discipline to practice new behaviors

  • Determination to persist until you get results

Start - Stop - Continue: A Simple Action Plan for the New Year

 In previous posts, I discussed Why Resolutions Don't Work and Model that Does and How to Celebrate Your Successes. 

In this post, I want to introduce a simple and effective model to take action TOWARD what you want to accomplish this year while also letting go of anything that no longer serves you. It's called START-STOP-CONTINUE.

Ask yourself and then write down the answers to these 3 questions:

  1. What would you like to START doing the year?
  2. What do you want to STOP doing?
  3. What are you going to CONTINUE doing?

How to Stop and Celebrate Your Successes!

CelebrateSuccessIn my experience as a coach and real estate broker, I have observed that most driven and success-minded individuals have a tendency to focus on what they haven't achieved yet.  They are always moving on to the next goal or challenge without stopping, however briefly, to acknowledge the victory or success of the present moment. 

So, as you fine-tune your goals and your business plan for a successful new year, take some time to look back on the previous year with a focus on the positives.  Conduct a review of the previous year by writing down every success, win, and positive thing that you experienced - both big and small. 

Review your calendar for highlights. Go to your Facebook, Instagram or Twitter timelines to jog your memory as we tend to post positive events and milestones on social media.

Use the questions listed below as a guide to help you get started. Just write it all down - stream of consciousness - no matter how seemingly insignificant.  Just write it down.  Once you start writing, you'll be surprised at how much you really have to celebrate! 

  • List all your accomplishments, wins, victories, successes in the past year.
  • List all moment of joy and gratitude.
  • What did you do last year that you were really proud of?
  • What do other people in your life have to say about what you did, accomplished, and contributed?
  • What did you do last year that moved you toward your goals?
  • What lessons did you gain from any setbacks, challenges or obstacles?
  • How are you going to integrate any learnings in to your future goals and the coming year?

Why Resolutions Don't Work and A Model That Does

I have never been a fan of New Year's Resolutions.  Statistics show that about 50% of Americans don’t set resolutions in the first place and less than 10% of those who set resolutions keep them.  

The main reason most resolutions don’t work is that they focus on only one area of your life - the DO level. Many of us are living life with the focus on DO-HAVE-BE.  “I will DO this thing.” (Lose weight) “So I can HAVE this other thing” (Self-Esteem) and I can BE this thing. (Confident).

Most of us are action-oriented, and evaluate ourselves by how much we are doing, producing, and achieving. We have to-do lists, goals, resolutions and lots of "shoulds." We like to place priority on problem solving and accomplishing tasks (do), so that we can gain some sort of outcome (have), and then be something or someone in the world.

The average New Year’s resolution doesn’t tackle the core of the issue – the “BE” level.

The best method for creating positive changes in your life is to understand and use the BE - DO - HAVE model.  When you begin changing on the BE level of your life, then the DO level and the HAVE level follow more easily.

Rather than focusing first on the action and the "Do," start with who am I and what’s important to me, or the BE.  While it is important to create structure, accountability, and action steps, how often do we take a step back and ask ourselves why we are doing what we are doing?  

You've got to be crystal clear about WHY you want something.  When you are setting your goals make sure to ask yourself the critical question:  Why it is important to you?  Is the goal for you?  Is it your burning desire to achieve it?  Or is it someone else's wish for you? 

How clear we are about our “why” has a huge impact on our levels of commitment, engagement, and satisfaction with the experience. 

A Definite purpose backed by a burning desire (CLARITY) + Taking the appropriate (ACTION) = Your desired (OUTCOME)

Realestateagent_businessplanReal Estate Business Planning and Goal Setting is a topic I love to teach and share with real estate professionals.  In my 22+ years in the real estate industry, it has been my experience that the agents who actually write down their goals and utilize a real business plan always meet and usually exceed their desired outcomes.

Unfortunately, less than 20% (probably closer to 10%) of real estate agents actually prepare a written business plan and set annual goals.   I have witnessed the amazing results of those who actually create and use a business plan and set goals in all areas of their life.  Statistics and various reports state that about 3% of adults have clearly written goals and accomplish 5 to 10 times more than those who do not have written goals. The 80/20 principle applies to everything - just become aware and observe the multitude of examples (Read Living the 80/20 Way Work Less, Worry Less, Succeed More, Enjoy More):

  • 80% of sales people spend 80% their time with customers who will never buy or sell from them. 
  • 80% of your results will come from 20% of your activities
  • Less than 20% of agents are responsible for 80% of all business

Here's your challenge...   • Write your Action Plan on index cards – and keep one with you
  • Take a picture of your Action Plan and Save as wallpaper or screensaver
  • Put one in front of your dayplanner
  • Post it in your workspace
  • Tape it to your bathroom mirror and review it daily
  • Review and record your results daily also

it may consist of some of the following activities:

  1. Make ______ contacts daily
  2. Send ______ personal notes weekly
  3. Add _______ people to your database weekly or monthly

  5. Contact ______ Expireds weekly
  6. Hold ______ effective open houses weekly/ monthly
  7. Mail or email to your SOI/Past clients valuable market information monthly
  8. Mail or email to your designated farm of ______  properties monthly
  9. Door knock/ door drop _________ houses monthly
  10. Take ____ past client to lunch monthly
  11. Network with ____ business to business referrals monthly
  12. Hand out 5-10 business cards, 5 days/week and actively ask for business or for permission to add them to your database

3 Character Keys to Real Estate Success

The most successful real estate professionals are success-oriented, self-starters with a true entrepreneurial spirit. They also share the following three key characteristics: 

  • a great work ethic (they show up and work their plan),
  •  unwavering perseverance and 
  • a positive, make-it-happen mindset

1. Work Ethic - requires diligence, hard work, and self-discipline. This means you have a definitive plan of action and you work it consistently.

Written Business Plan and Goals - All savvy business owners have a written business plan and clear, specific goals. Track your results, expenditures and return on investment. Know what’s working and what is not and make the appropriate adjustments and course corrections.

    • Clearly defined, vibrant written goals in all areas of your Life (Spiritual, Business/Career, Family/Relationships, Financial, Personal
    • Measure your goals - you can’t improve what you don't measure
    • Create and use both personal & business budgets

Consistency

    • Implement Effective Systems - Are you working on your business while also working in it? Most real estate agents are not running their business as a true business. They are simply the "technician" working with buyers and sellers toward a successful close of escrow and collecting a commission for services rendered. 
    • Be intentional & specific with your actions
    • Do the ordinary tasks with such consistency it becomes extraordinary
    • 30-60 days = Habit Change; One Year = Lifestyle Change

Create a daily activity plan and stick to it. Time block for best results. Know how many calls, face-to-face contacts, emails, mailers, contacts you must make before you call it a day. Challenge yourself with daily goals - don’t go home until you have at least one appointment for example.

2. Perseverance – is continued and patient effort. Perseverance leads to maturity, which leads to confidence, which leads to results, which leads to a high self-esteem.

Commitment - People who persevere make no provision for anything but success.

Accountability - Get an accountability partner or hire a coach. Ask for help. Help each other. Form a mastermind or accountability group.

3. Positive Mindset - is a process not an event. Attitude…..is everything!
